    Setting the Right Price

    We’ll help you determine the optimal price for your property by reviewing the current market conditions. Our market appraisal provides insights into local and national trends, as well as details of comparable properties and the prices they achieved. With these insights, we can set realistic expectations on how long it may take to sell your property.

     

    Crafting Your Property’s Marketing

    Our professional photographers will capture your home’s best features and create an appealing sales brochure, alongside accurate online marketing materials such as floorplans. We also offer additional options like 3D tours and property videos to help your listing stand out.

    Going Live on the Market

    Once you’re happy with the marketing materials, we’ll quickly launch your property to the market. Your listing will appear on major property portals like Rightmove and Zoopla, as well as on our website for maximum visibility. In addition, we’ll promote your property through our social media channels to reach a wider audience. A ‘For Sale’ board will also be placed outside your property to further enhance visibility.

    Matching with Qualified Buyers

    We begin matching your property with potential buyers as soon as it’s listed. With our extensive database of qualified buyers, we’ll contact those whose criteria match your property to maximise your chances of a quick sale.

    Arranging Property Viewings

    When a buyer expresses interest, we’ll coordinate a viewing at a time that suits you. Afterward, we’ll gather feedback from the viewer to gauge their level of interest and determine the next steps.

    Managing Offers & Negotiations

    Once we have interested buyers, we appoint a dedicated Sales Negotiator to your property. Our team ensures smooth communication between you and the buyer, working to secure the best price for your home. We’ll also verify the buyer’s financial position and chain details to make sure everything is in order.

    Once an offer is accepted, we’ll update your ‘For Sale’ board to ‘Sold’.

    Legal Process – Conveyancing

    At this stage, you’ll be working closely with our Sales Progressor and your appointed conveyancer to manage the legal aspects of the sale. To ensure everything moves forward without delays, it’s important to complete the following within the first 10 days of accepting an offer:

    • Ensure that your solicitors are fully instructed, with all necessary forms completed and returned, including payment for searches.
    • Submit your full mortgage application, or set a date to do so.

    This helps facilitate the mortgage process and allows your solicitor to begin drafting contracts.

    Ensuring Smooth Progression

    We’ll keep you updated regularly, staying in close contact with your buyer and their conveyancer. We monitor the progress and take swift action to keep the process moving, minimising the risk of delays or issues.

    Exchange of Contracts

    When contracts are signed, the buyer’s deposit (usually 5-10% of the sale price) will be sent to your solicitor, along with the signed contract. Once the contracts are exchanged, the sale becomes legally binding. From this point, a completion date will be agreed, and you can begin preparing for your move.

    Below is a summary of the key steps involved in the legal process of exchanging contracts and completing the sale with your buyer:

    1. Agreement on Sale Price: Once you and the buyer have agreed on the sale price, the legal process begins.
    2. Choosing Conveyancers: Both you and your buyer will select your respective conveyancers or solicitors to manage the legal aspects of the sale.
    3. Preparation of Contract: Your conveyancer will gather the necessary documents, including the title deed of your property, and prepare the draft contract for the buyer’s solicitor to review.
    4. Review and Searches: The buyer’s solicitor will review the draft contract and carry out essential property searches to ensure all details are accurate and there are no outstanding issues.
    5. Finalising the Contract: Once all searches are complete and the buyer’s mortgage offer is confirmed, the contract is signed by both parties, and a completion date is agreed.
    6. Transfer Deed and Funds: Your solicitor will prepare the Transfer Deed for the buyer’s solicitor to approve. On the agreed completion date, the buyer’s funds, either directly or via the sale of their own property, will be sent to your solicitor.
    7. Completion: The funds will be received by your solicitor, marking the official completion of the sale. The buyer will then legally take ownership of the property.
    8. Key Handover: Once the sale is complete, the buyer will collect the keys to the property from your chosen office.
    9. Land Transaction Tax and Registration: The buyer’s solicitor will arrange payment of any Land Transaction Tax due and register the buyer as the new legal owner of the property with the Land Registry.

    The entire process typically takes around 12  weeks, although this timeline can vary depending on the specifics of your sale. To help speed things up, we recommend instructing a conveyancer or solicitor as soon as you list your property, so legal work can progress while we find the right buyer for you.
